And here is some really good news for the Mill Avenue District:

Tempe approved the biggest transformation of the Hayden Flour Mill since the iconic building’s construction in the waning days of World War I.
“Tempe Gateway” To Be Built at Third Street
US Airways will erect an eight-story building fronting Mill Avenue between old Second Street and the new light rail station at Third. I hail the frontage that will continue to draw pedestrians along North to the Town Lake from the coffee shop at Third Street (where they now stop and turn around). Unfortunately, this is a purely “defensive development” to avoid allowing the property to revert to the City for RFP.
US Airways received this property from Tempe (as America West) back around 1997-98 when they developed the current headquarters building and garage. They were supposed to have developed the site with office and retail space by 2000. They chose not to, and asked the City for extensions (for which they appear to have paid nothing) twice. Now they MUST develop by 2009 or else risk losing the property.
As I see it, the unfortunate part is that the ambitious name, Tempe Gateway, gets the concept right, but the proposed project as reported below seems to fall short of its moniker. I am anxious to see what their drawings look like; perhaps it will truly be the “gateway” that Tempe deserves.

With about $1 billion in construction happening right now, “it’s like day and night†compared to a few years ago, Anaradian said.
Each of these latest projects is in very different stages of planning. “
